What is home staging? As an introduction, home staging is an independent and experienced review of your home with an eye to what will excite potential buyers to buy your home and perhaps pay more for what they see. Home staging also is creating the best first impression and a buy me emotion. This is important because buyers already know within seconds if your home is the home for them.

What is Interior Design Psychology? This also is called transformation psychology. People have various emotions and people react to various environments. As such, Home staging is best employed when using a design psychology specialist versed in the ability to integrate the field of psychology with the psychology of home living spaces. The goal is to create emotional living spaces in a home that buyers can't live without. This is generally accomplished using a mix of colors, textures, and other changes that visually and emotionally stimulate us.

How much does home staging cost? Properly staging a home can cost from a couple buckets of paint and some yard work to minor or major remodeling projects. For the homeowner there is a financial decision balance between selling your home quickly for the best price and selling your quickly for a better price. This is where your real estate agent comes in handy. Your agent should work with closely with the home stager to help derive a project and price to a desired sales performance.

What is your fee for home staging services? If you list your house with Gold Estates Realty you receive one hour of staging free. This includes a report of the stager's findings.

At this time I do not wish to spend any money. What can I do to get my house ready to sell? Sure thing. Here are a few items that every homeowner may want to consider to prepare their home for showing.

    Basic Cleaning
  • Pretend it's spring and clean everything with special attention to floors, counters, and windows.
  • You may not smell anything but others may. Try and get rid of any and all odors.
  • Make bathrooms shine. Consider putting some paste wax on the tile.
  • If the home has been vacant for a period of time it may develop a musty smell. Try some deoderizers that plug into a wall socket.
  • Go to the florest and palce some fresh flowers around the home.
    Declutter, Declutter, Declutter, and Depersonalize
  • Thin out closets and put away seasonal clothes.
  • Remove photographs and other small items from table-tops.
  • Remove and store all personal items especially jewlery, bills, and any personal and financial information.
  • Put away small kitchen appliances and other items that are sitting on countertops and tables.
    Grounds and Gardens
  • Clean the drain gutters.
  • Store or organize items that make the yard look messy.
  • Make your front entry inviting. Decorate it, paint the door, or buy a new door. It's the first look at your house, so make it a good one.
  • Consider placing an entry mat so visitors may clean their feet before entering.
